Type of Construction

• RCC framed structure with 9” Brick work and 4 1/2? Brick work. Walls to be plastered with Cement plaster.

• Kitchen : Coloured granite platform at height of 2’8” from floor level with Carysil/equivalent make with single bowl sink with single drain board.
• Toilet : 2’0” width Granite Counter Slab for Wash Basin.
• Utility : Coloured granite platform with stainless steel sink. Provision for Dishwasher, Washing Machine and Dryer will be provided.

• Other Doors : Treated Wood frame with Flush shutter with veneer finish and melaminine polish fitted with antique finished brass Tower bolts, brass hinges, and antique finished brass door stopper.
• Toilet doors : Treated Wood frame with waterproof flush door shutter fitted with antique finished brass Tower bolts, brass hinges and fitted with antique finished brass door stopper.
• Windows/Ventilato : UPVC window Fenesta or equivalent made with plain glass and MS bright bar grills, UPVC ventilators with fixed louvers as specified by the architect.
• Baluster Rails : MS fabricated to design or as specified by the Architect, wherever required with Treated wood handrail.

Plumbing

• Common Overhead tanks : Duct pipes of PVC True Bore / Finolex / equivalent make and terrace pipes of PVC.
• Internal concealed : CPVC Pipe of Ashirvad / equivalent make.
• Exposed Piping : PVC of Finolex / Trubore or equivalent make.
• Wastewater line : PVC of Finolex / Trubore or equivalent make.

Tiling

• Toilets : Pastel / Soft coloured glazed tiles up to a height of about 7’0” of Somany / equivalent make as specified by architect.
• Above Kitchen platforms : Glazed tiles up to 2’0” above the platform with Johnson / Somany /equivalent make.
• Utility : Ivory / White coloured glazed tiles of Johnson / Somany / equivalent make.

Sanitary ware

• Bathroom : All sanitary ware will be white coloured. EWC of Kohler / equivalent make with concealed tank of Gebrit make. Ceramic Wash basin of Kohler / equivalent make.

Sanitary Fittings

• All Toilets : Chromium Plated fittings of Jaguar / equivalent make. Single lever Divertor Jaguar / equivalent make. Over head shower of Jaguar / equivalent make.
• Chromium plated low level tap and one concealed stop cock in each bathroom of Jaguar / equivalent make. A valve control in the main water intlet to toilets will be provided.

Electrical Supply & Wiring

• Concealed wiring using Finolex / equivalent make suitable for 3PH. Supply.
• Switches / plug points / light points / fan points / Main, Distribution Board with phase change over switch will be provided. Switches will be of Legrand/ equivalent make.
• Wiring of 3/22 rating for 5A points and 7/20 for 15A points.
• Provision of Split Air conditioner points in all bed rooms with additional provision for a computer point in Master bedroom.
• Provision of power points (15A) for Fridge, grinder, microwave in the Kitchen.
• Provision for exhaust fan and ceiling fans in Kitchen and all Toilets.

Telephone & Network Points

• In living and all bedrooms.

Television Points

• With cabling from common reception point terminating in the living room and all bedrooms capable of being linked up with cable operator’s signals.

Painting

• Ceiling & Internal Walls : Two coats of Birla Cement Pasted Putty and one coat of Emulsion Primer and two Coats of Emulsion Paint of Asian paints/equivalent make.
• External Walls : One coat of primer and two coats of External emulsion paint of Asian paints/equivalent make.
• Main Door : Melamine Polishing.
• Other Doors,Windows & Grills : Synthetic enamel painting.

Water proofing

• Fosroc/equivalent make waterprofing chemical will be used in toilets, sitouts and all appropriate places.
